Cancellation Policy:
You'll get a full refund if you cancel 30 or more days before Check In. If you cancel between 7 and 30 days before Check In, You'll receive a 50% refund. If you cancel less than 7 days before Check In, there is no refund. However, if you cancel and we are able to get your dates booked for the same base rate, we will provide a refund. If we can provide a partial discount for partial dates rebooked, we will.
Nest Rules:
Only registered guests are permitted on the property
No eating or drinking in the bedrooms (water is ok, of course!)
No smoking is permitted indoors. If you smoke, CYOB (Clean Your Own Butts)
The property is on septic. Flush only toilet paper. Don’t pour grease/oil or coffee grounds down the drains
Fire Safety. Fires are only permitted in the chiminea and must be monitored by an adult at all times. It is your responsibility to make sure that there is not a burn ban in place. Fires must also be extinguished entirely. Please use only local firewood as to not introduce non-native species and disease. We do not provide firewood but it is widely available by local sellers.
Do not access or attempt to access areas that are clearly not set up for guest use, including the supply closet
We love your sunless tanner but our linens don’t. BYO sheets/towels if you’re golden!
No parties or events. Please be respectful of our neighbors’ enjoyment of their homes by keeping noise/music down, especially between sunset and sunrise.
It is highly recommended that anyone who is near or is accessing the river, use a life jacket.
Hot Tub Rules (Coming Soon!):
Every person must shower before entering and wipe off any dirt immediately before entry
Maximum occupancy is 6 persons
Pets are not permitted in the hot tub under any circumstances
Do not use or bring glass into or near the hot tub
Do not add water. We have well water which has special requirements. Additionally, it may throw off the chemicals which can breed bacteria causing health and safety concerns
Electronic devices must be kept at least at least 6 feet from the hot tub
Do not use under the influences of any substances including alcohol, medications, or drugs
Confer with a medical doctor before entering to determine your specific safety risks especially regarding children, elderly or disabled persons, pregnant women, or if you have any medical conditions
Anyone under the age of 18 must be supervised at all times
When not in use, put the cover on and turn off the jets
Do not enter if the temperature is over 104 degrees Fahrenheit
Do not use soaps or oils in the hot tub
Limit your soak time to 15 minutes and cool down before reentry
Notify your hosts immediately if there are any issues regarding the hot tub
Pet Rules:
No more than 2 pets are allowed; they must be pre-registered
All pets must be up-to-date on their vaccinations & flea prevention medication
Use a pet blanket on furniture
Follow all laws and regulations including but not limited to leash laws
Do not leave pets unattended for any length of time and provide adequate food and water. We don’t tolerate any neglect of our beloved furry friends
Clean up after your pet. The cleaning fee does not apply to pet waste. There will be a fine for any and all pet-bombs left in the yard or fenced in area.
All pet waste baggies must be in a sealed garbage bag and not placed directly into the trash can
You are responsible for any and all damage, including but not limited to, odors and stains
Nest Quirks:
The floor is spongey in places and may lift. We are hoping to replace it in the near future.
The burners on the stove don't get very hot. Please adjust your cooking times as necessary
Upon Departure:
Wash any dirty dishes
Please put all trash in sealed bages and place in the canisters located outside near the shed
Leave all slept-in beds unmade
Tidying up is always appreciated!
Double check that you packed all of your personal belongings
If you brought pets, check for pet waste to avoid additional fines
Turn the hot tub temperature to 95 degrees and make sure jets are off
Notify us of any damage, issues with the property or areas that would benefit from extra cleaning or attention*
Make sure lights and appliances are turned off
Turn off all THREE mini splits (heating and cooling wall units)
Lock up and secure both doors
*Special Note: We understand that mistakes happen! Spills, damage, watermarks, etc. We have some handy hacks to remedy most situations. Occasionally, we do have to charge for these incidents but only when absolutely necessary. However, if you notify us of any issues immediately, we will deduct 15% off any additional fees in gratitude for your honesty. Please, pretty please, don’t make us play “find the smell.”
